Frequently Asked Service Questions:

Price Changes
In a Buyer's market your motivation for selling may change and you may want to change the listed price. This is a free service limited to one time per week thru our online support form. In special circumstances we may require that you FAX or Mail written evidence of your request - we are an online discount service so do not take most support requests by the phone as that adds time and expense to fulfill our clients requests. Our sellers are required to advertise the home at the price listed in the MLS per the price stated in the listing agreement and per our seller's documented instructions to us.

Display of Information
As your listing broker I must accurately verify & convey your property information to other MLS members, and home buyers. Certain rules and restrictions may be beyond the control of the homeowner.
Metro Milwaukee properties will be listed in the taxing municipality for the actual city name.
Metro Milwaukee property addresses such as "N123 W4567 Seller St" will display as N123W4567 Seller St" on the MLS.
Square footage must be listed per the tax record unless there is an appraisal or other authoritative document to support a higher square footage estimate. If you cannot provide this we may ask you to sign a written statement, however we reserve the right to make any final determination.
Finished basement rooms do not normally count towards the total number of rooms in a home, except in special circumstances. I will place these details in the text description.

Multiple MLS entry:
Property owners who would like their home to be added more than once (see below examples) will be charged a $100 entry fee for each additional listing entry. Please note that some locations may require this double-entry.
Example #1: a property between Madison & Milwaukee may get better exposure by being listed in more than one MLS region , as this home could be listed in either MLS.
Example #2: a two-family home which may be used as a single family may get the best exposure by being listed in more than one property-type category, as a single-family and a 2-family.

Speed of Services: All times are subject to change without notice.

Appointments must be scheduled by phone, the Sign-Up form  or email with advance notice of 1 to 3 days. This depends on the season and our current schedule of appointments.

NEW: Metro Milwaukee & Madison properties that are within range of hi-speed Internet access will be entered onto the MLS system from my portable laptop computer while I am at your property... Digital photos can be previewed immediately and also added to your MLS listing on the spot.

MLS entry IMMEDIATE AT TIME OF APPOINTMENT.
(or 1-2 days when no internet access available) Once I visit your property to take the photos and complete the contract you can expect your property to be on the Realtor MLS immediately when our mobile internet or your home network is available (or within 2 business days  if no internet available). This assumes that all paperwork is signed and payment has been made in full. Listing brokers are fined $50 by the MLS if we miss the 2-day deadline - so we have an incentive to never be late entering your property listing!

Realtor.com 2-3 days: 
After the property appears on the MLS, then the property is automatically uploaded to other websites including Realtor.com within an additional 1-3 business days (may be sooner). Up to 4 photos may appear on Realtor.com.

Others: 2-7 days
Other broker websites follow over the next several days and are automatically uploaded by the MLS. Note: the Milwaukee MLS broker-sharing program participation may vary, inclusion is not guaranteed on all sites except for Realtor.com & WiHomes.com.

Signs 1-7 days
Push-in signs and directional/open house signs will be delivered at the time of the photo session. Phone number 'stickers' are typically mailed within one week. Post signs are usually delivered within one week (see sign rental vendor for estimate).

7-10 days: If you order a Virtual Tour this may take up to 10 days to be processed and then loaded to BuyHomes.com, Realtor.com and the Milwaukee MLS. Virtual Tours are not shared in the broker-sharing program websites.


Time & travel expense:
BuyHomes.com reserves the right to negotiate time and travel expenses: Wisconsin State Statutes require a real estate listing broker of any property to have a 'reasonably diligent inspection' performed by a qualified professional to verify the sellers representations and disclose any defects.

Vacant Land Cost:
There is a reduced fee ($455) for the 12-month vacant land listing service. Vacant land listings feature one to six photos and no virtual tour will be provided. This reduction is not applicable to any other type of listing under any circumstance.

Length of Listing:
The standard BuyHomes.com MLS listing is 12 months. You may cancel at any time with a small fee of $5 (see below).

Cancellation & Expiration:
If for any reason you wish to cancel you may do so upon payment of the cancellation fee ($5) and delivery of the list of names of all buyers & brokers who have seen the property during the term of the listing. Your written instruction is required. The upfront listing fee is non-refundable and you must report any sale thru a buyer or broker procured during the term your home was listed with BuyHomes.com.

Withdrawal and Re-Listing:
To withdraw your home temporarily requires MLS withdrawal and re-listing when you are ready to place the home back on the market. Property owners who would like their home re-listed to get a "new" MLS number are charged a $100 re-entry fee per listing. Expiration of the previous contract and a signing of a new contract is required. We recommend you keep the same MLS number since the Metro MLS now discloses 'total days' on the market.

 For any re-listed home, all property images & information (with the exception of the new listing price and minor property information changes) shall remain the same as the old listing, including the original contract expiration date. The proper contract forms must be completed, signed and returned, and any new yard signage may be extra.
